POTW | Falcon Heights

Forming a “T” just north and almost perfectly in between the two core cities lies Falcon Heights. Perhaps best known for the state fairgrounds (how timely!) and the University of Minnesota St. Paul campus, Falcon Heights is also home about 5,500 Twin Citizens—many of whom earn some extra income by renting out their driveways to eager fair-goers (thanks, Daryl).

The median home price in Falcon Heights is about $275,000, which is 7.2 percent higher than the same year-ago period. That’s a bit higher than the $215,000 median home price for the entire Twin Cities region, although the year-over-year change was just about even.

Absorption rates is probably the best way to get a clear picture of the balance between supply and demand. Falcon Heights absorption rates never deteriorated as much as Twin Cities absorption rates, though the city was certainly a buyer’s market for some time. Currently, Falcon Heights has 3.6 months of supply compared to 3.8 months in the broader region. This tells us that sellers in the city have slightly more “pricing power” or “negotiating power” than the typical seller has throughout the metro area.

Though roughly 86.0 percent of sales in the city are single-family properties, townhouse-condo sales are gaining market share. It doesn’t look like much yet, but it’s worth noting that the number of townhouse-condo sales went from 1 to 11 between 2006 and 2013, for an 1,100.0 percent increase. As land prices rise and the overall and student populations both increase—along with other factors including a commitment to sustainability and preservation of open spaces—inner-ring and other suburbs are seeing greater multi-family development pressure.

Ultimately, given its proximity to the Great Minnesota Get-Together, everything that Como has to offer, a UMN campus and other attractions, it’s no wonder overall sales in the city recently reached all-time highs.

Why You Need to Learn More About Feng Shui

The ancient design philosophy of feng shui is gaining more traction in real estate as the number of Chinese home buyers are taking a bigger liking to U.S. real estate.

Eighty-six percent of Chinese Americans believe feng shui will play a role in a future home buying decision, according to a newly released survey of 500 Chinese-American home buyers, conducted by Better Homes and Gardens Real Estate, in conjunction with the Asian Real Estate Association of America. What’s more, 79 percent of respondents said they’d pay more for a home that follows feng shui principles — an average of 16 percent more to boot.

Seventy-five percent of respondents said deal breakers for them, which follow feng shui principles, would be a home being located at the end of a dead-end street, having the stairs directly facing the front door, and if the front and back doors are aligned.

Chinese buyers spent a whopping $28.6 billion on U.S. residential real estate from April 2014 to March 2015, according to the National Association of REALTORS®. That is prompting more real estate professionals to take notice of what feng shui is all about and what could be driving some of this growing number of buyers’ interests.

In between Shoreview, North Oaks, White Bear Lake, Little Canada and Maplewood (kind of) lies Vadnais Heights. Although it wasn’t incorporated until 1947, the area became part of White Bear Township in 1858 when Minnesota became a state.

Today, Vadnais Heights is a thriving suburban community with plenty of commerce and tremendous access to interstates. The local housing market, along with most metro cities, has been recovering.

Demand has been strong, as the above closed sales chart illustrates. Rolling 12-month unit sales volume is currently at levels not seen since March 2006. It’s clear from the chart that 2014 turned out to be a slower year than most anticipated, but 2015 has been quite impressive so far.

Sellers have responded to that demand (but also to an improving economy and low interest rates) by listing their homes in greater numbers, but a stubborn asymmetry persists. Sure, seller activity rose 18.6 percent to 287 properties listed over the last 12 months, but it’s still well below the 359 new listings that entered the market in early 2006. In other words, seller activity is at a 5-year high while buyer activity is at a 10-year high. Hence, the asymmetry.

In part because of that asymmetry—or imbalance—between supply and demand but also because of fewer foreclosures and short sales, prices have been rising since late 2011. As the recent July 2015 data shows, the median price per square foot in Vadnais heights was $113 compared to $115 for the Twin Cities 13-county metro area as a whole.

But let’s choose a few more variables to further narrow the segment in which we’re interested. For single family, traditional only 4-bedroom or more homes, the median price per square foot moves to $120 compared to $117 for the region as a whole. Now, for that last segment, Vadnais Heights properties are outperforming those in the metro as a whole.

The more specific you can be in your research, the better. But be aware that as you select more and more specific market segments, you are eliminating records. That means you might find yourself somewhere in small sample size land, where the results are volatile and noisy and the results aren’t as generalizable as you’d want them to be.

Wait a second, is this the 2016 presidential campaign?

Match the Curb Appeal to the Home’s Style

Does your listing’s curb appeal match it’s architecture? A new guide provides tips on how to achieve curb appeal that compliments a home’s architecture.

The Fypon Style Guide, created with Duket Architects Planners in Toledo, Ohio, provides tips on adding polyurethane products that match a home’s architecture in adding to its curb appeal.

“This free guide makes it easy for home owners, builders, and remodelers to add stylish architecturally accurate accent pieces to home exteriors,” says JJ Rogers, sales operations manager with Fypon. “These are lightweight, easy-to-install products that are designed to complement different styles of homes and eliminate people shuddering as they drive by a home.”

Arts & Crafts: Popularly referred to as Arts & Crafts, Mission ,or Prairie style homes, these simplistic house designs feature booth woodgrain and smooth textures on the exterior. Adding curb appeal: Fypon’s solid woodgrain closed-ended beam with a rafter end and a woodgrain bracket enhance the porch, which is commonly included on these home styles. A square top and bottom rail combined with a rail support block can help create a porch system when matched with square balusters. Country/Cottage: Including Farmhouse and Cape Cod styles, these simplistic homes — often with sprawling porches — offer comfort and efficiency. Adding curb appeal: For farmhouse style homes with simple trim details, try louvered shutters, porch posts, louvers, and symmetrical brackets. Flat trim, crossheads and plain porch posts complete the farmhouse style. For a Cape Cod style home, try newel posts in straight and corner panel styles that can be coupled with a classic square baluster system. This straight-forward home design looks best when enhanced with crossheads over first-floor windows and dormer kits used to trim out second floor dormer windows.

Today’s Traditional: Rooted in historical styles, Today’s Traditional homes mix style with practicality, and Old World touches with updated charm.
